The town was founded around a mineral spring. The oldest preserved written evidence for its existence is found in the Byzantine chronicles and dates back to the 6th century AD. There it is referred to as Medeca (Medicus – medicinal) - the only town on the territory of the Roman Empire to bear that name.

The site is located in a desirable area of town, with convenient access to the main street and the river. While it may not be in a densely populated area, there are nearby spa hotels and other amenities. Additionally, the site is close to a path that leads to stunning nature walks.

The Property

The entire complex spans across an area of: 11,878 square meters. The property features an early 20th-century building surrounded by mature mixed broadleaf and pine woodland. There are also other areas on the property where structures used to be, making it possible to obtain permits for further construction.

The main building on the property, constructed in the 1920s, is a charming three-story hotel with a basement. Its solid brick walls are designed to withstand mountain climates. Currently in need of major renovations, including a new roof, floors, and windows, this historic hotel was once celebrated as a gem of the spa resort, cherished by guests who hold fond memories of their stays.The building's foot print is 400 sq.m. its three floors, plus a basement. The total floor space is 1,600 sq.m.

Varshets

Varshets is a tourist town with a population of 5K and excellent facilities such as SPA centers, hotels, and private lodgings. It also features an art gallery, historical museums, and Orthodox churches. Its modern development as a spa town began in 1910 with the construction of state baths. The New Baths were built in 1930, followed by the Sun Garden in 1934. The town development continued into the 50s.

Varshets, a national resort nestled on the northern slopes of the Western Balkan, sits at an altitude of approximately 400m above the scenic Botunya river. Situated 90 km north of Sofia and 30 km south of Montana, this valley offers a splendid setting for relaxation, sports, climatic treatments, and balneological therapies. Its close proximity to ancient forests, unique rock formations, and the varied landscapes of mountain Koznitsa make it an ideal hub for sport and hiking.
